Contract to Close

  • What You Can Expect From Us

    -Copied on all email communication

    -Response to all messages from you and your client in a timely manner - a response can be expected within 2 hours and resolution efforts within 1 business day

    -Transaction process will be as smooth as possible from the perspective of you and your client

    -Offer a proactive rather than reactive approach

  • What We Can Do For You

    -Review and correct the contract

    -Create a Reminder of Important Dates document & add all dates to your calendar

    -Send congratulations emails to your clients

    -Connect the lender, closing attorney, listing agent & buyer’s agent via email, including a copy of the binding contract and important documents

    -Request earnest money through Earnnest

    -Change the MLS status (for all listings)

    -Create (when necessary) the Commission Agreement & sign on agent’s behalf to then distribute to attorney and co-op agent

    -Create commissions breakdown for Bolst

    -Gather utility information for your buyers

    -Schedule the closing with all parties

    -Send any fully executed amendments to the closing attorney and lender (other than ATAC, attorney only)

    -Remind agent to schedule a final walkthrough

    -Gather copies of any repair receipts

    -Review Closing Disclosure to check on fee to Bolst

    -Prepare Pay at Close (PAC) Request - Gather Disbursement Authorization (DA) and send to attorney’s office (if PAC is desired)

    -Gather a copy of the settlement statement to review prior to closing

    -Gather final settlement statement to then close out file - submit FMLS 118 to mark the listing as closed, submit file to Bolst

    -Follow up on approval of file 1 week after closing for all non-PAC files

  • What We Need From You

    -Submit the Under Contract form within 24 hours of receipt of a binding contract

    -Upload all binding documents to Dotloop

    -Copy your TC on ALL correspondence

    -Forward/copy your TC on anything they weren’t originally copied on

    -Add the following special stipulation to your contracts:

    -All parties acknowledge the Buyer’s Agent Transaction Coordinator is Jessica Winfrey: tcjessica@bolst.homes & (404) 236-9211

    -Your TC works with you Monday - Friday from 9 am - 5 pm. Please respect your TC’s time away

    -Your TC does NOT work nights, weekends, or holidays (holidays will be communicated with plenty of notice)

    -Your TC will notify you of any additional vacation time or days off and will complete as many tasks ahead of time as possible in an attempt to have everything covered while they are out

    -Please do NOT give your clients your TC’s personal phone number - their google voice number or email address are the only contact info that should be relayed to clients

  • Additional Details

    -Cost: $350 per transaction

    -Your TC will NOT:

    -Create any amendments on your behalf

    -Negotiate on your behalf

    -Attend the inspection, final walkthrough, or closing

    -Bring any paperwork/checks to the Bolst office
